7 Ways How to Simply Increase the Value of a Home

Excellent maintenance is the secret key to building and preserving a value of a home. Not only that but its also an eye catching for prospect buyers.

Here are seven basic ways that a home owner would like to do prior to selling their home and before spending on superb bathrooms or kitchens.

1. Home Safety.   Are your smoke detectors and carbon monoxide detectors installed in good working condition? Make sure all fuel equipped appliances are properly vented and there are no gas pipe leaks. Be sure that all electrical systems are working properly. Don’t ignore flickering lights or breakers to pop because they are signs of hazardous situation. Grab bars securely and anchor handrails tightly.

2. Preventive Maintenance.  Seal any leaks in the roof and any gaps in the siding, make sure bare woods are painted, get new decking when damaged, patch concrete that has cracks and caulk tubs and showers all around.

3. For Repairs.  Many cosmetic changes can be made with minimal time and expense. Yet, they can influence how quickly your property sells and at what price. Buyers will be comparing your property to competing properties. Making certain repairs will present your property in a more positive light to prospective buyers, and can also add to its value.  Look around at those annoying jobs you have put off…changing broken light switches, fixing broken latches on doors and windows, painting that chipping trim…etc. If you think something is too much trouble to fix, chances are buyers will too. 

4. Conserve energy.  It is better to install new working thermostat, fix or replace any leaking faucets, insulation must be updated and all leaky windows and doors must be replaced too.

5. Go green. You might want to opt for using environmentally safe materials for insulation, flooring, roofing, fencing, decking, siding, doors and windows.

6.  Uncluttered & Improved Comfort.  Start to make you home neat, take off photos from the fridge and post photos minimally, create space, take off any window treatments to allow the light to come in, clean closets and storages.

7. Clean.  Last but not least because it is perhaps the most important of all. Presenting a clean home to a buyer shows them the house has been valued and well cared for.
